Anti-Money Laundering and Counter-Terrorist Financing Policy
Introduction
City Gate North Ltd is dedicated to adhering to all relevant Anti-Money Laundering (AML) and Counter-Terrorist Financing (CFT) regulations, including the Money Laundering Regulations 2017 and the Terrorism Act 2000. This policy details our procedures for preventing and identifying money laundering activities.
Scope of Policy
This policy is applicable to all customers, including but not limited to:
Customers making purchases in any currency (including cryptocurrencies)
Users registering for accounts
Users involved in any financial transactions
Definitions
Money laundering: The process of transforming illegally obtained funds into legitimate assets.
Terrorist financing: The act of providing or collecting funds intended to support terrorist activities.
Know Your Customer (KYC): Procedures for verifying the identity and background of customers.
Customer Due Diligence (CDD): The process of gathering and analyzing information about customers to evaluate their risks related to money laundering and terrorist financing.
Suspicious Activity Report (SAR): A report submitted to authorities regarding suspected money laundering or terrorist financing activities.
Customer Due Diligence (CDD)
We perform CDD on all users per the Money Laundering Regulations 2017 and guidelines from the Financial Conduct Authority (FCA). This may include:
Identity Verification: Confirming your name, address, date of birth, and other pertinent information through government-issued documents or other reliable sources.
Enhanced Due Diligence: Implementing additional CDD measures for high-risk customers or transactions based on specific criteria such as:
Transactions surpassing £15,000 in cash equivalents.
Transactions involving politically exposed persons (PEPs) or those from high-risk countries.
Transactions exhibiting unusual patterns or characteristics.
Transactions inconsistent with the customer's established profile.
Transaction Monitoring
We continuously monitor transactions for suspicious behaviors that may indicate money laundering or terrorist financing, following Treasury's Red Flag Indicators which may include:
Transactions exceeding defined thresholds
Engagements with high-risk countries or clients
Unusual transaction patterns
Activities inconsistent with a customer’s known profile
Reporting Suspicious Activity
In instances where we suspect money laundering or terrorist financing activity, we will file a Suspicious Activity Report (SAR) with the UK Financial Intelligence Unit (FIU). We will also implement necessary measures to protect both ourselves and our users from associated risks.
Data Protection
We collect and manage user data in compliance with the General Data Protection Regulation (GDPR) as well as the Data Protection Act 2018. User data will only be disclosed to authorities when legally required. For more information on our policies regarding data protection, please click here.
Training and Awareness
Our employees receive training concerning AML risks and protocols following HMRC guidance; additionally, we promote awareness among our users about preventing money laundering and terrorist financing.

This policy will undergo regular reviews so it remains compliant with current legislation as well as best practices within industry standards.

Our charges
The following prices apply to Residential and Commercial property sales and sourcing services. We are required by law to display all of our prices inclusive of VAT.
Sales Fee 1.5% of agreed sale value. Minimum of £1,500.00
Buyers Fee 1.5% of agreed value of purchase. Minimum of £1,500.00
Referral fees
During the initial fact-finding of the sales process, we may determine that your property/portfolio is better suited to be sold through a channel outside our investment portal. In these instances, we may refer you to a third-party, local, agent. Similarly, when instructing a solicitor we have trusted third-party businesses that we may refer you to.
Riverside Estate Agents - 20% of their total fee
Jane Brooks Law Solicitors - £100 + VAT per referral
Gunnercooke Solicitors - £100 + VAT per referral
Taylor rose solicitors - £100 +VAT per referral
