Fees, Exclusivity, and Process
Fees
Reservation Fee: Upon acceptance of an offer, the buyer must pay a non-refundable Reservation Fee deposit of 25% of the total fee.
Total Fee: 1.5% +VAT of the purchase price (minimum £2,000 plus VAT).
The Reservation Fee is paid in addition to the purchase price and ensures the property is taken off the market immediately, reducing the risk of gazumping, time-wasting, and financial loss.
The Reservation Fee may be refunded in specific circumstances, such as:
The seller withdrawing from the sale.
Verified structural issues identified by a professional structural survey.

Exclusivity
After payment of the Reservation Fee, CityGate North will facilitate a 90-day fixed exclusivity period, starting from the issue of draft contracts.
During this period, the property will be reserved, ensuring there is no risk of gazumping.
